Private Water Supplies
Borehole, Spring & Well Water Supplies Explained
A private water supply provides water independently of the public mains network, typically from a borehole, natural spring or well.
Thousands of homes, farms, estates and businesses across the UK rely on private water supplies for their everyday water needs.
Discover how these systems work, the different types of water sources, common water quality problems and what is involved in maintaining a safe, reliable supply.
What Is a Private Water Supply?
A private water supply is a water source that operates independently of the public mains network. Instead of receiving water from a water company, properties obtain their water from natural sources such as underground aquifers, springs, wells or surface water.
Private water supplies are commonly found in rural homes, farms, country estates, holiday accommodation and commercial premises where mains water is unavailable or an independent supply is preferred.
Depending on the source and property requirements, a private water supply may include collection or abstraction equipment, pumps, water storage tanks, filtration systems, pressure controls and UV disinfection.
Every supply is different. Water quality, available flow, seasonal conditions and the number of properties served all influence how the system should be designed, treated and maintained.
Boreholes • Natural Springs • Wells • Surface Water • Water Treatment • Supply Maintenance
Borehole Water Supplies
Boreholes access groundwater stored within underground rock formations and aquifers. Water is typically brought to the surface using a submersible pump before being stored, pressurised and treated.
Water quality and available yield vary depending on local geology and borehole construction.
Spring Water Supplies
Natural springs occur where groundwater reaches the surface. Water is collected through a suitable spring collection system and may be gravity-fed or pumped to storage and treatment equipment.
Spring flow and water quality can change with rainfall, seasonal conditions and surrounding land use.
Surface Water Supplies
Traditional wells draw groundwater from relatively shallow depths, while surface water supplies may collect water from lakes, rivers or reservoirs.
These sources can be particularly vulnerable to changes in water quality and contamination, making appropriate testing, protection and treatment essential.
How Does a Private Water Supply Work?
Every private water supply is different, but most systems follow the same basic principles: water is collected from a natural source, delivered to the property and treated where necessary to make it suitable for its intended use.
Water Collection & Abstraction
Water is obtained from a borehole, natural spring, well or surface water source. Depending on the location and system design, water may be pumped or flow naturally under gravity.
Storage & Water Pressure
Water may be stored in a suitable tank before being distributed around the property. Pumps, pressure vessels and control systems help maintain a consistent and reliable water supply.
Water Treatment & Disinfection
Depending on the results of water testing, treatment may be required to address bacteria, iron, manganese, acidity, hardness, turbidity or other water quality concerns. Filtration and UV disinfection are commonly used where appropriate.
Ongoing Maintenance
Private water supplies require appropriate inspection, servicing and water quality monitoring to help maintain reliable operation and protect water quality.

Common Private Water Supply Problems
Private water supplies can contain naturally occurring minerals, sediment, organic matter and microbiological contamination. Below are some of the most common water quality problems we see in borehole, spring and other private water sources.
Iron (Fe)
Iron (Fe)
DWI limit: 200 µg/L
Iron is commonly found in groundwater and can cause orange/brown staining, metallic taste and discolouration. It can also foul pipework, filters and other water treatment equipment.
Typical treatment: Oxidation and filtration.
Manganese (Mn)
Manganese (Mn)
DWI limit: 50 µg/L
Manganese occurs naturally in groundwater and can cause black staining, dark deposits and discolouration. It can also build up inside pipework, tanks and treatment equipment.
Typical treatment: Oxidation, pH control and filtration.
Acidity (Low pH)
Acidity / Low pH
DWI range: 6.5–9.5 pH
Low pH means the water is acidic and may become corrosive to copper pipework, fittings and equipment. It can also increase the risk of metals dissolving into the water.
Typical treatment:
High-grade pH correction media.
Turbidity
Turbidity
DWI limit: 4 NTU
Turbidity is cloudiness caused by suspended sediment, minerals or fine particles within the water. High turbidity can also reduce the effectiveness of downstream UV disinfection.
Typical treatment:
Sediment or multimedia filtration.
Hardness (Ca / Mg)
Hardness (Ca / Mg)
No statutory maximum limit
Hardness is mainly caused by dissolved calcium and magnesium in the water. It can create limescale on taps, heating elements, pipework and other water-using equipment.
Typical treatment:
Ion-exchange water softening.
Arsenic (As)
Arsenic (As)
DWI limit:
10 µg/L
Arsenic is a naturally occurring element that can enter groundwater through certain rocks and mineral deposits. It may be present even when the water appears completely clear.
Typical treatment:
Specialist media or reverse osmosis.
Nitrate
(NO₃)
Nitrate (NO₃)
DWI limit: 50 mg/L
Nitrate can occur naturally but is often associated with agriculture & fertilisers It is especially relevant to boreholes, wells and shallow groundwater supplies.
Typical treatment:
Ion exchange or reverse osmosis.
Bacteria
Bacteria
DWI limit: Zero
Bacteria can enter private water supplies through surface water, drainage, livestock activity or poorly protected sources. Waterborne bacteria can cause severe illness.
Typical treatment:
Filtration & UV disinfection, chemical dosing.
Sediment
Sediment
DWI Limit:
4NTU
Sediment can include sand, silt, clay and other fine particles entering the water from the source. It can cause cloudiness, block filters and interfere with downstream treatment equipment.
Typical treatment:
Sediment or multimedia filtration.
Colour
Colour
DWI limit: 20 mg/L Pt-Co
Colour may be caused by iron, manganese or naturally occurring organic material in the source water. It can affect appearance, taste and the performance of UV disinfection contributing to bacteria failures.
Typical treatment:
Carbon, resin or specialist filtration.
Tannins
Tannins
No single standalone limit
Tannins are naturally occurring organic compounds released from vegetation, peat and decaying plant material. They can give spring or surface water a yellow or tea-coloured appearance.
Typical treatment:
Tannin resin or activated carbon.
Organic Matter
Organic Matter
No single standalone limit
Organic matter can enter water from soil, vegetation, peat and decaying natural material around the source. It can affect colour, taste, odour and the performance of treatment systems.
Typical treatment:
Carbon or specialist organic removal.
Owning & Maintaining a Private Water Supply
Unlike mains water, private water supplies are the responsibility of their owners and, in some circumstances, other parties involved in managing or providing the supply. Maintaining a safe and reliable supply involves understanding water quality, protecting the source, maintaining equipment and meeting applicable private water supply regulations.
Water Quality Testing
Regular water testing helps identify bacteria, naturally occurring minerals and changes in water quality. Understanding these results allows appropriate treatment decisions and helps maintain a safe, reliable private water supply.
Servicing & Maintenance
Regular servicing helps keep pumps, filtration systems, UV units and pressure equipment operating reliably. Planned maintenance can identify developing faults, improve system performance and reduce the likelihood of unexpected breakdowns.
Source Protection & Storage
Protecting boreholes, springs, wells and storage tanks helps prevent contamination entering the water supply. Routine inspections and suitable maintenance can reduce risks from surface water, damaged infrastructure and environmental conditions.
Regulations & Responsibilities
Private water supply owners have responsibilities for maintaining water quality and managing their systems.
Applicable regulations and local authority requirements depend on the supply type, location and how water is used.
